NOTICE OF TRUSTEE’S SALE

WHEREAS, David Young URLTA 09-26-2008, grantor, (also referred to as the David R. Young Revocable Living Trust Agreement Dated September 26, 2008, and The David R. Young Revocable Living Trust Agreement Dated September 26, 2008, )  by his deed of trust dated May 12, 2016, and recorded on June 24, 2016, in Instrument number 161025, in the office of the Recorder of Deeds for Douglas County, Missouri, conveyed the following-described property located in Douglas County, Missouri, to-wit:

TRACT 1: ALL OF THE SOUTHWEST QUARTER OF THE SOUTHWEST QUARTER AND THE SOUTH ONE-HALF OF THE SOUTHEAST QUARTER OF THE SOUTHWEST QUARTER OF SECTION TWENTY-THREE (23), TOWNSHIP TWENTY-FIVE (25), RANGE SIXTEEN (16), IN DOUGLAS COUNTY, MISSOURI.

EXCEPT ALL THAT PART OF THE S1/2 SE ¼ SW ¼ OF SECTION 23, TOWNSHIP 25, RANGE 16, THAT LIES NORTH AND EAST OF THE COUNTY ROAD AS NOW LOCATED. ALSO EXCEPT THE WEST 850 FEET OF EVEN WIDTH OF THE SW1/4 OF THE SW1/4 OF SECTION 23, TOWNSHIP 23, TOWNSHIP 25, RANGE 16.

TRACT 2: THE NE1/4 NW1/4 AND FIFTEEN (15) ACRES IN A RECTANGLE SHAPE OFF OF THE WEST SIDE OF THE NW1/4 NE ¼; ALL IN SECTION 26, TOWNSHIP 25, RANGE 16, DOUGLAS COUNTY, MISSOURI, EXCEPT A PART OF THE NE1/4 NW1/4 OF SECTION 26, TOWNSHIP 25, RANGE 16 AND EXCEPT A PART OF THE WEST FIFTEEN (15) ACRES OF THE NW1/4 NE1/4 OF SECTION 26, TOWNSHIP 25, RANGE 16, DESCRIBED AS BEGINNING AT THE NORTHEAST CORNER OF FIFTEEN ACRES IN A RECTANGLE SHAPE OFF OF THE WEST SIDE OF SAID NW1/4 NE1/4 AND RUN THENCE SOUTH ALONG THE EAST LINE OF SAID WEST 15 ACRES AND TO THE COUNTY ROAD, THENCE FOLLOW SAID COUNTY ROAD IN A WESTERLY-NORTHWESTERLY DIRECTION AND TO THE NORTH LINE OF SAID NE1/4 NW1/4, THENCE RUN EAST, ALONG THE NORTH LINE OF SAID NE1/4 NW1/4 AND THE NORTH LINE OF THE WEST 15 ACRES OF THE NW1/4 NE1/4 AND TO THE POINT OF BEGINNING OF SAID EXCEPTION.

ALSO EXCEPT A PART OF THE NW1/4 NE1/4 OF SECTION 26, TOWNSHIP 25, RANGE 16, DESCRIBED AS COMMENCING AT A POINT 495 FEET EAST OF THE SOUTHWEST CORNER OF SAID FORTY, AND RUN THENCE NORTH 210 FEET, THENCE WEST 210 FEET, THENCE SOUTH 210 FEET, THENCE EAST 210 FEET, TO THE PLACE OF BEGINNING.

ALSO, EXCEPT PART OF THE NE1/4 NW1/4 AND 15 ACRES IN A RECTANGLE SHAPE OFF OF THE WEST SIDE OF THE NW1/4 NE1/4 OF SECTION 26, TOWNSHIP 25, RANGE 16, DOUGLAS COUNTY, MISSOURI, DESCRIBED AS BEGINNING AT A POINT WHERE THE WEST RIGHT-OF-WAY LINE OF LINE OF COUNTY ROAD JJ-412 INTERSECTS THE NORTH LINE OF SAID TRACT, THENCE WEST 315 FEET, THENCE SOUTH 725 FEET, THENCE EAST TO THE EAST LINE OF THE 15 ACRES IN A RECTANGLE SHAPE OFF OF THE WEST SIDE OF THE NW1/4 NE1/4 THENCE NORTH TO THE WEST RIGHT-OF-WAY OF THE COUNTY ROAD, THENCE FOLLOW SAID COUNTY ROAD IN A NORTHWESTERLY DIRECTION TO THE POINT OF BEGINNING.

SUBJECT  TO  RIGHT-OF-WAY  FOR COUNTY ROAD; AS IT NOW RUNS.

To a Trustee named in said deed of trust, in trust, to secure the payment of one note in said deed of trust described; and

WHEREAS, default was made and still continues in the payment of said note;

NOW THEREFORE, at the request of the legal holder of said note, who has elected to declare the entire debt due and payable, the undersigned Trustee, in accordance with the provisions of said deed of trust, will sell the property above described at public vendue to the highest bidder for cash, at the North Front Door of the Douglas County Courthouse, 203 SE 2nd Ave, in the City of Ava, Douglas County, Missouri, on Tuesday, October 24, 2017, between the hours of 9:00 a.m. in the forenoon and 5:00 p.m. in the afternoon and as near to 1:00 p.m. in the afternoon as is practical for the purpose of satisfying said indebtedness and the cost of executing this trust.
