WHEREAS, Richard E. Allen, a/k/a Richard Allen, A Single Person, by his Deed of Trust dated March 28, 2014, and recorded in the Recorder’s Office for Douglas County, Missouri, as Instr # 140437, conveyed to Daniel P. Wade, Trustee, the following described real estate, situated in the County of Douglas, State of Missouri, to-wit:

That part of the South 30 rods of the East 32 rods of the SE ¼ SE ¼ of Section 10, Township 26, Range 16, lying East of State Highway No. 5, described as beginning at a point 145 feet West of the Northeast corner of said tract, thence West to the East right-of-way of State Highway No. 5, thence South along the East right-of-way of Highway No. 5 to the South line of said tract, thence East approximately 116 feet to a point 140 feet West of the Southeast corner of said tract, thence North to the point of beginning.

Together with an EASEMENT of ingress and egress over the North 30 feet of even width of the East 145 feet of that part of the South 30 rods of the East 32 rods of the SE ¼ SE ¼ lying East of State Highway No. 5.

which conveyance was made to said Daniel P. Wade, Trustee, in Trust, to secure the payment of a certain note in said Deed of Trust described; and

WHEREAS, default was made and still continues in the payment of said note.

NOW, THEREFORE, at the request of the legal holder of said note, and in pursuance of the provisions of said Deed of Trust, the undersigned Trustee will sell the property above described at public venue, to the highest bidder for cash, at the North Door of the Douglas County Courthouse in the City of Ava, State of Missouri, on Monday, March 7, 2016 between the hours of 9:00 a.m. and 5:00 p.m., to-wit: at 1:00 p.m., for the purpose of satisfying said indebtedness and the cost of executing this trust.
