For default in the payment of debt and performance of obligation described in and secured by Deed of Trust executed by Misty Ann Hart, and dated August 2, 2004, and recorded on August 3, 2004 as Book 424 Page 55 in the office of the Recorder of Deed for Douglas County, Missouri, the undersigned Successor Trustee, at the request of the legal holder of the debt, who has elected to declare the entire debt due and payable, will on May 17, 2013 at 11:30 AM at the North Front Door of the Douglas County Courthouse, 203 SE 2nd Avenue, Ava, MO, sell at public venue to the highest bidder for cash, the realty described in said deed of trust, to wit: THAT PART OF THE SW ¼ SW ¼ OF SECTION 12, TOWNSHIP 26, RANGE 16, DESCRIBED AS BEGINNING AT A POINT 304 FEET SOUTH AND 1, 205 FEET EAST OF THE NORTHWEST CORNER OF SAID FORTY, AND RUN SOUTH 80 FEET, THENCE RUN WEST 30 FEET, THENCE RUN NORTHWEST TO A POINT 108 FEET DUE WEST OF POINT OF BEGINNING THENCE RUN EAST AND TO THE POINT OF BEGINNING. ALL BEING IN DOUGLAS COUNTY, MISSOURI. And more commonly known as: 1309 North East 2nd Avenue, Ava, MO 65608 Subject to easements, restrictions, reservations, and covenants, if any, to satisfy said debt and cost.
