For default in the payment of debt and performance of the obligations secured by deed of trust executed by Susan Arndt, a single person, dated February 11, 2008, recorded on February 19, 2008, in Document Number 080350, Office of the Recorder of Deeds, Douglas County, Missouri, the undersigned Trustee will on October 26, 2012, between the hours of 9:00 a.m. and 5:00 p.m., and particularly at 1:00 p.m., at the North Door of the Douglas County Courthouse, 203 S. 2^nd Ave., Ava, Missouri, sell at public vendue to the highest bidder for cash, the property in Douglas County, Missouri, described as:

All of Lots 5, 6, 7, 8, and 9 in Block 5, CENTRAL SUB-DIVISION, to the City of Ava, Missouri as per plat of record in Book 45 at Page 92 in the office of the Douglas County Recorder.

Also all that part of vacated Ava Avenue (n/k/a NE 14^th Avenue), described as beginning at the Northeast corner of Lot 5 in Block 5 and run thence North 30 feet, thence run West 125 feet, thence run South 30 feet and to the Northwest corner of Lot 9 in Block 5, thence run East 125 feet and to the point of beginning; All in CENTRAL SUB-DIVISION.  ALSO all that part of the Vacated Alleyway described as beginning at the Southeast corner of Lot 5 in Block 5 and run thence West 125 feet, thence run South 7.5 feet, thence run East 125 feet and thence run North 7.5 feet and to the point of beginning; All in CENTRAL SUB-DIVISION, to the City of Ava, Missouri as per plat of record in Book 45 at Page 92 in the office of the Douglas County Recorder.

SUBJECT to all easements, right-of-ways, restrictions, or reservations, of record.

Together with all rights, fixtures and improvements that are a part of said real estate, toward satisfaction of said debt and costs.
