Default having been made in the payment of principal and interest due on a promissory note dated 10 February 2-11 and secured by a deed of trust executed by
Evan Helmers and Tracy Helmers, husband and wife, and Wayne Cook, a single person
Dated 10 February 2011 and recorded in the office of the Recorder of Deeds of Douglas County, Missouri, in Instrument No. 110459, I, as the duly appointed Successor-Trustee named in accordance with the terms of said deed of trust, at the request of the legal holder of said promissory notes, and in accordance with the provisions of said deed of trust, will on
Friday, 7 September 2012,
between the hours of 9:00 a.m. and 5:00 p.m., to-wit, at 1:00 p.m., at the North door of the Douglas County Courthouse, Public Square, City of Ava, County of Douglas, State of Missouri, sell at public vendue to the highest bidder for cash, the following property which is more specifically described in said deed of trust as follows:
A part of the Northeast Quarter of the Southeast Quarter of Section 32, Township 27, Range 11, described as Beginning at the Southeast Corner of said Forty; Run thence West to the Easterly Right-of-Way line of Douglas County Road No. 76-28; Run thence Northwesterly along said Right-of-Way line 550 feet; Run thence Northeasterly to a point on the East line of said Forty located 500 feet North of the Point of Beginning; Run thence South 500 feet to the Point of Beginning. Subject to all ROW’s and easements as presently located and Subject to all restrictions, reservations and conditions whether of record or not (Rt. 3 Box 679B, Cabool, MO 65689);
for the purpose of satisfying said note and the costs of this foreclosure.
