NOTICE OF SUCCESSOR TRUSTEE’S SALE
For default in the payment of principal and interest now past due on a certain promissory note dated April 12, 2011 and secured by a deed of trust dated April 12, 2011 signed by James A. Seale and Ann M. Seale, husband and wife, and recorded on April 18, 2011, as Instrument Number 110594 in the Office of the Recorder of Deeds for Douglas County, Missouri, Lee J. Viorel, III will, at the request of the legal holder thereof, on Friday, the 20th day of April, 2012, between the hours of 9 o’clock a.m. and 5 o’clock p.m., specifically at 1 o’clock p.m. at the North Door of the Douglas County Courthouse, located at 203 Southeast 2nd Avenue, in the City of Ava, Missouri, sell at public vendue to the highest bidder for cash, the property in the deed of trust described as:
All that part of the Southeast Quarter (SE ¼) of the Southwest Quarter (SW ¼) of Section Thirty-six (36), Township Twenty-six (26), Range Fourteen (14) which lies South of State Highway #14. Subject to easements and restrictions of record if any.
All of Lot 2 of the NW ¼ (N ½ NW ¼) of Section 1, Township 25, Range 14, except that part of the E ½ of Lot 2 of the NW ¼ (NE ¼ NW ¼) of said Section 1, Township 25, Range 14, which lies East of County Road No. 339, as it now runs.
Also all that part of the SW ¼ SW ¼ of Section 36, Township 26, Range 14, which lies South of State Highway No. 14, as it now runs, except that part of the SW ¼ SW ¼ of said Section 36, Township 26, Range 14, described as beginning at a point on the West line of the SW ¼ SW ¼ of Section 36, Township 26, Range 14 on the South side of Highway No. 14, thence run East 300 feet, along the South side of said Highway No. 14, thence run South 223 feet, thence run West (parallel with said Highway No. 14), 300 feet and to the West line of said SW ¼ SW ¼, thence run North 223 feet and to the point of beginning of said exception.
Subject to right-of-way for State Highway No. 14, and the County Road, as they now run.
