For default in payment of debt and performance of obligation secured by Deed of Trust executed by Vincent Hunn and Kimberly J Hunn dated July 31, 2006 and recorded in the Office of the Recorder of Deeds of Douglas County, Missouri in Book 452, Page 54 the undersigned Successor Trustee, at the request of the legal holder of said Note will on Monday, January 30, 2012 between the hours of 9:00 a.m. and 5:00 p.m., (at the specific time of 4:10 PM), at the North Front Door of the Court House, City of Ava, County of Douglas, State of Missouri, sell at public vendue to the highest bidder for cash the following described real estate, described in said Deed of Trust, and situated in Douglas County, State of Missouri, to wit:
ALL OF THE W 1/2 LOT 2 OF THE NW 1/4 (NW 1/4 NW 1/4) OF SECTION 1. TOWNSHIP 27. RANGE 18, LESS AND EXCEPT THE FOLLOWING: ALL THAT PART OF THE N 1/2 OF THE W 1/2 OF LOT 2 OF THE NW 1/4 DESCRIBED AS FOLLOWS: COMMENCING AT THE NW CORNER OF SAID FORTY AND RUN SOUTH ON THE WEST LINE 30 FEET TO THE POINT OF BEGINNING. THENCE RUN DIRECTLY EAST 700 FEET TO A POINT. THENCE RUN DIRECTLY SOUTH 630 FEET TO A POINT. THENCE RUN DIRECTLY WEST 700 FEET TO THE WEST LINE OF SAID FORTY TO A POINT THAT IS 630 FEET SOUTH OF THE POINT OF BEGINNING.
