For default in the payment of debt secured by a deed of trust executed by Aaron Williams and Kelli Williams, dated January 26, 2009, and recorded on February 3, 2009, Document No. 090167 in the Office of the Recorder of Deeds, Douglas County, Missouri, the undersigned Successor Trustee will on May 1, 2012, at 1:00 PM, at the Front Door of the Douglas County Courthouse, Ava, Missouri, sell at public vendue to the highest bidder for cash:
All that part of the N ½ Lot 2 SW ¼ (NW ¼ SW ¼) of Section 18, Township 26, Range 16, Douglas County, Missouri, which lies West of the main channel of “Cowskin Creek”, except the North 990 feet thereof. Also except that part of said NW ¼ SW ¼ described as beginning at the SW corner of said NW ¼ SW ¼ and run thence East 55 feet, thence run in a Northwesterly direction and to a point on said Forty line, 315 feet North of the SW corner, thence run South, along said Forty line and to the point of beginning of said exception.
That part of the S ½ of Lot 2 SW ¼ (SW ¼ SW ¼) of Section 18, Township 26, Range 16, Douglas County, Missouri, described as beginning at a point 55 feet East of the NW corner of said Forty, thence run East and to the main channel of “Cowskin Creek” thence down said channel of “Cowskin Creek” to the West line of said SW ¼ SW ¼, thence run North and to a point 377 feet South of the NW corner of said SW ¼ SW ¼, thence run NE 385 feet, more or less and to the point of beginning.
That part of the SE ¼ of the SE ¼ of Section 13, Township 26, Range 17, Douglas County, Missouri, described as beginning at the point where the main channel of “Cowskin Creek” crosses the East line of said Forty and run thence North and to a point 462 feet South of the NE corner of said Forty, thence run SW and to a point 30 feet West of a point 595 feet South of the NE corner of said Forty, thence due West 349 feet, thence due South 425 feet, more or less and to the main channel of “Cowskin Creek”, and thence up the main channel of “Cowskin Creek” to the point of beginning, commonly known as RR1 Box 475, Ava, MO, 65608
subject to all prior easements, restrictions, reservations, covenants and encumbrances now of record, if any, to satisfy the debt and costs.
