IN RE:  Brandon Dale Russell and Jennifer Ann Russell husband and wife Trustee’s Sale:

For default in payment of debt and performance of obligation secured by Deed of Trust executed by Brandon Dale Russell and Jennifer Ann Russell husband and wife dated May 28, 2004 and recorded in the Office of the Recorder of Deeds of Douglas County, Missouri in Book 421, Page 571 the undersigned Trustee, at the request of the legal holder of said Note will on Monday, April 2, 2012 between the hours of 9:00 a.m. and 5:00 p.m., (at the specific time of 4:10 PM), at the North Front Door of the Court House, City of Ava, County of Douglas, State of Missouri, sell at public vendue to the highest bidder for cash the following described real estate, described in said Deed of Trust, and situated in Douglas County, State of Missouri, to wit:

A TRACT OF LAND SITUATED IN THE NE 1/4 SW 1/4 AND THE NW 1/4 SE 1/4 OF SECTION 36, TOWNSHIP 27, RANGE 16, DOUGLAS COUNTY, MISSOURI, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT THE NE CORNER OF SAID NE 1/4 SW 1/4, THENCE RUN SOUTH 01 DEGREES 28 MINUTES 32 SECONDS EAST ALONG THE EAST LINE OF SAID NE 1/4 SW 1/4 695.00 FEET FOR A NEW POINT OF BEGINNING, THENCE CONTINUE NORTH 89 DEGREES 05 MINUTES 59 SECONDS EAST TO THE WESTERLY RIGHT OF WAY OF THE ” HAPPY HOME COUNTY ROAD” 69.18 FEET, THENCE RUN NORTH 26 DEGREES 26 MINUTES 58 SECONDS EAST, ALONG SAID WESTERLY RIGHT OF WAY 142.20 FEET, THENCE RUN NORTH 65 DEGREES 38 MINUTES 17 SECONDS WEST 121.56 FEET, THENCE RUN SOUTH 89 DEGREES 05 MINUTES 59 SECONDS WEST 436.77 FEET, THENCE RUN SOUTH 1 DEGREES 28 MINUTES 32 SECONDS EAST 170.50 FEET, THENCE RUN NORTH 89 DEGREES 05 MINUTES 59 SECONDS EAST 410.40 FEET, THENCE RUN SOUTH 1 DEGREES 28 MINUTES 32 SECONDS EAST 7.69 FEET AND TO THE NEW POINT OF BEGINNING.

 

SUBJECT TO THE RESERVATION OF AN EASEMENT OVER THE SOUTH 15 FEET OF THE ABOVE DESCRIBED PROPERTY, LYING IN THE NW 1/4 SE 1/4 OF SECTION 36, TOWNSHIP 27, RANGE 16, AS RESERVED BY GRANTORS IN GENERAL WARRANTY DEED AS RECORDED IN RECORD BOOK 289, PAGES 689-690.
